Yes, the property is designed and constructed to withstand major earthquakes. Our buildings adhere to comprehensive seismic planning and construction, to enhance its resilience against seismic events.
Are the cables and wires underground?
Yes, all utilities, including cables and wires, are installed underground to enhance safety, improve aesthetics, and minimize the risk of service disruptions due to inclement weather or accidental damage.
How wide are the roadways?
The main roadway within the property is 10 meters wide, providing ample space for comfortable vehicular movement and ensuring smooth traffic flow. Additionally, secondary roadways are 8 meters wide, offering convenient access to various sections of the property while maintaining a suitable width for safe and efficient transportation.
Is the location a flood prone area?
The location is not a flood-prone area. Extensive research and analysis of historical flood data, topographical surveys, and local drainage infrastructure have been conducted to assess the risk of flooding in the area. We prioritize the safety and security of our residents by selecting locations with minimal flood risk and implementing proactive measures to mitigate potential hazards.
What is the source of the water?
The primary source of water for the property is provided by the Davao City Water District (DCWD). DCWD is a reliable and established water utility provider known for delivering high-quality potable water to residential and commercial properties in the region.
Is there a water reservoir?
No, there is no water reservoir on the property. Instead, we rely on a direct water supply connection with the Davao City Water District (DCWD) to meet our water needs. DCWD is certified to supply potable water, and stable water pressure for the project, given the operational success of Apo Agua last Oct. 2023.
Which type of water pipelines are used?
The property utilizes standard water pipelines provided by the Davao City Water District (DCWD). These pipelines adhere to the rigorous standards set by DCWD to ensure the safe and efficient distribution of potable water throughout the region.
Is there enough water pressure to reach the third floor?

Is there a provision for elevator maintenance, after-sales service, or warranty?

The supplier of the elevators offers a comprehensive two-year warranty, covering any potential manufacturing defects or malfunctions during this period. Additionally, the supplier provides maintenance and after-sales service to ensure the smooth operation and safety of the elevator
system beyond the warranty period.
Do we allow the installation of the buyer’s preferred elevator brand?
No, we do not allow the installation of the buyer’s preferred elevator brand. Our decision to standardize the elevator brand across the property is based on several factors, including safety, quality, and compliance with building codes and regulations. While we understand that buyers may have preferences for specific brands, our priority is to maintain the highest standards of safety and functionality for all residents, which is best achieved through a unified elevator solution.
Does the property fall within the flight path of airlines, where residents may experience airplane noise?
No, the property is not in the airline’s flight route, ensuring no airplane noise disturbance. Our location is strategically positioned approximately 1.2 kilometers away from the airline boundary, perpendicular to the runway. This distance effectively mitigates any potential noise from passing aircraft, providing residents with a tranquil and peaceful living environment.
What is the height of the ceiling (from floor to ceiling)?
The height of the ceiling from the floor to ceiling level is 2.8 meters. Additionally, the distance from floor-to-floor measures 3 meters. Overall, these ceiling height specifications contribute to a more comfortable and aesthetically pleasing living experience for residents.
How much is the spot cash discount?
The spot cash discount available for buyers is 5%.
Can the multipurpose hall accommodate indoor sports?
Yes, the multifunctional hall is designed to accommodate a variety of indoor sports activities. With its spacious layout and versatile configuration, the hall provides ample room for sports such as table tennis, dart, indoor archery, and other indoor sports. The hall cannot, however, cater to basketball, volleyball, and other related ball sports.
Move-In
When and how can we improve our unit?
Unit owners can move in after the usual condo orientation / briefing on condo orientation policies and after the punch listing and unit turnover is done.
Unit Improvement Service
When and how can we improve our unit?
Unit Improvement is possible once the unit has been officially turned over to the Unit Owner. Prior to construction works or unit improvement, please coordinate with the Property Administrator for the usual permits, construction bonds, etc.
Can the Unit Owner adjoin two units for a larger area?
Yes, a doorway or opening can be added between two units owned by the same person to adjoin them, but only PPMG is allowed to implement the works involved the adjoining units.
Is there a provision for a generator?
The property offers flexibility for buyers to install their own generator system as a buyer’s improvement. An area designated for the generator, typically located at the back of the property within a designated green space, is available for this purpose. However, it’s important to note that there is no existing provision for a power line from the generator to the breaker or panel
board. Buyers will need to arrange for the necessary electrical connections from the generator to the property’s electrical system at their own expense.
While the property offers the space and infrastructure for accommodating a generator, buyers are responsible for making the necessary arrangements to integrate the generator into the property’s electrical network according to their specific requirements.
Lease Management
Can the Buyer have his/her unit rented out?
Yes, Buyers may choose to enroll their units under the PPMG Lease Management Program. Rental rates shall be agreed between PPMG and the Unit Owner, and are generally guided and set according to prevaling rental rates. For independent and privately-transacted rental services, Unit Owners must submit a copy of the Lease Agreement to the Administration.
Should a Unit Owner decide to enroll his / her unit under PPMG’s Lease Management Program, how much is the administration fee and how will the Buyers receive his / her rental income?
PPMG charges a standard Broker’s Fee equivalent to one month’s rent. In some instances, 10% of the monthly lease amount is additionally charged. Unit Owner-Lessors receive payments by ATM transfer if based in the Philippines, or via telegraphic remittances if based overseas. The cost of the remittances is borne by the Unit Owner-Lessor.
